Position Overview
Rose Associates is seeking a highly accomplished Managing Director to lead our experienced operations team with a strategic focus on transforming office and commercial properties into high-performing residential communities. This leadership role will oversee the full lifecycle of conversion initiatives, from pre-development planning and operational due diligence through lease-up, stabilization, and long-term asset performance.
Serving as a key partner to Development, Construction, Asset Management, Finance, Legal, and Property Operations, the Managing Director will lead the successful transformation of office and commercial properties into thriving residential communities. The ideal candidate understands not only how to operate residential assets, but how to transform office and commercial buildings into scalable, operationally efficient multifamily communities.
Essential Job Functions
Conversion & Repositioning Leadership
- Lead operational strategy and execution for commercial-to-residential conversion projects across multiple assets.
- Partner with Rose's highly experienced Operations, Development, Construction, Engineering, Legal, and Ownership teams to assess conversion feasibility, building systems, resident experience, and service delivery models while guiding assets from concept through stabilization.
- Provide operational input on unit mix, amenity programming, staffing, technology, building operations, and long-term efficiency strategies.
- Identify operational risks, infrastructure constraints, and cost exposures associated with adaptive reuse projects.
- Support due diligence, acquisitions, and repositioning initiatives.
Residential Operations & Lease-Up
- Oversee the transition from construction completion through lease-up, stabilization, and ongoing operations.
- Develop operational readiness plans, including staffing, vendor onboarding, technology implementation, training, policies, and resident service standards.
- Partner with Marketing and Leasing to support asset positioning, leasing performance, and resident retention. Drive occupancy, resident satisfaction, operational efficiency, and NOI growth.
Financial & Strategic Management
- Partner with Ownership and Asset Management to develop business plans, operating budgets, staffing strategies, and forecasts.
- Analyze asset performance and identify opportunities to improve revenue, efficiency, and long-term value.
- Collaborate with Finance and Accounting on budgeting, variance analysis, reserve planning, and capital forecasting.
- Ensure operational decisions align with investment objectives and portfolio strategy.
Cross-Functional Leadership
- Serve as the primary operational leader coordinating internal teams and external stakeholders throughout the conversion lifecycle.
- Lead, mentor, and develop Property Management, Engineering, Leasing, Facilities, and Resident Services teams.
- Build scalable operating models, processes, and best practices to support future conversion projects.
- Partner with Human Resources and Talent Acquisition on workforce planning, staffing transitions, and leadership development.
- Foster a culture of accountability, innovation, and operational excellence.
Compliance, Risk & Building Operations
- Ensure compliance with applicable housing regulations, local laws, labor requirements, and operational standards and partner with Legal and Compliance on certificates of occupancy, inspections, accessibility requirements, regulatory matters, and risk mitigation.
- Oversee vendor service contracts, procurement standards, and building operations.
- Support both union and non-union operating environments.
Qualifications
- Bachelor’s degree in Real Estate, Business, Construction, Management, Hospitality, Engineering, or related field preferred.
- 15+ years of progressive leadership experience in multifamily operations, with high rise and mixed-use assets, adaptive reuse, development operations, or large-scale property management.
- Demonstrated success leading commercial-to-residential conversions, multifamily development and repositioning projects, large-scale lease-ups, and operations within union and prevailing wage environments required.
- Strong understanding of multifamily operations, construction coordination, complex high rise building systems and operational planning.
- Demonstrated financial acumen including budgeting, forecasting, payroll strategy and NOI management. Experience working with institutional ownership groups, developers, REITs, or private equity-backed real estate platforms preferred.
- Ability to navigate complex, fast-moving projects with multiple stakeholders and competing priorities.
- Exceptional leadership, communication, project management and problem solving skills.
- Proficiency in navigating computers and community management software, to include Yardi, construction and reporting platforms, CRMs (EliseAI, iLuvLeasing, On-Site, and Yardi RenitIQ) preferred.
- Must be present on-site and be able to move throughout the buildings to address community-related matters, including exceptional communication skills to meet with tenants, staff, vendors and visitors.
- Ability to travel between the main office and site locations within the portfolio and be able to ascend and descend stairs, including comfortability with exposure to varying environmental climates and circumstances.
- Perform other duties and lead special initiatives as required to support the strategic objectives of the organization.

Annual salary range: $200,000 - $250,000
