The Senior Property Transitions Specialist plays a critical role in ensuring the seamless onboarding and offboarding of residential and commercial properties within the management portfolio. This position is responsible for supporting all aspects of the transition process, from due diligence and operational planning to stakeholder communication and post-transition evaluation. Working closely with property owners, internal departments, site teams, and external partners, the Senior Property Transitions Specialist helps drive successful property integrations and dispositions while minimizing disruption to operations, residents, and clients. The ideal candidate is a highly organized and collaborative professional with strong project management skills, extensive property management experience, and a commitment to operational excellence.

Essential Job Functions

 
  • Support the development and implementation of detailed transition plans for properties entering or exiting the management portfolio, including serving as the secondary point of contact for property owners, residents and other stakeholders during the transition process.
  • Assist with the coordination with internal teams (leasing, maintenance, accounting, etc.) and external partners (owners, vendors, etc.) to ensure all aspects of the transition are covered and timelines, milestones and deadlines are met.
  • Conduct thorough due diligence on properties to identify any issues or concerns prior to transition.
  • Ensure all necessary documentation, contracts, and records are accurately maintained and transferred, including preparation and presentation of comprehensive transition reports to stakeholders.
  • Work in conjunction with the senior manager for meetings and conference calls to discuss transition plans and progress and provide regular updates on transition progress and address any questions or concerns promptly.
  • Train and support property management staff on new properties, ensuring they are fully equipped to take over operations.
  • Provide ongoing support and troubleshooting during the initial phase of management for new properties.
  • Conduct post-transition reviews to evaluate the success of the transition and identify areas for improvement.
  • Implement feedback and lessons learned to enhance future transition processes.
  • Identify and mitigate potential risks, and ensure all transitions comply with relevant laws, regulations, and company policies.
  • Work with the senior manager to identify areas for improvement and spearhead special projects and strategic initiatives for long-term success.
  • Implement and provide ongoing support for new software and technology to streamline due diligence, property management operations, and corporate efficiency.
  • Interface with software vendors to ensure best-in-class operations.
  • Must be present on-site and be able to move throughout the buildings to address community-related matters, including exceptional communication skills to meet with tenants, staff, vendors and visitors.
  • Ability to travel between the main office and site locations within the portfolio and be able to ascend and descend stairs, including comfortability with exposure to varying environmental climates and circumstances.
  • Position may be required to perform duties outside their normal responsibilities as needed.
Qualifications
  • Bachelor’s degree in Business Administration, Real Estate, or related field, or equivalent experience.
  • A minimum of 5 years of experience in residential and / or commercial property management, with at least 2 years in a management or transition-focused role.
  • Must be able to travel throughout the Northeast and Mid-Atlantic regions up to 50% of the time.
  • Strong project management skills with a proven track record of successfully managing complex transitions.
  • Excellent communication and interpersonal skills, with the ability to collaborate effectively with diverse stakeholders.
  • Proficiency in navigating computers and community management software, to include Microsoft Office, iLuvLeasing, On-Site, EliseAI, RentCafé and Yardi.
  • Affordable housing certifications are preferred (i.e. LIHTC, HCCP, COS, CPO, C3P, etc.)
  • Strong knowledge of fair housing regulations, leasing practices, building operations, maintenance, financial management and budgeting.
  • Valid NYS real estate license or ability to obtain one within the first 120 days of employment. All active license holders must register their license with Rose Associates upon hire.

In addition to base salary, full benefits packages and incentive pay are available. 

Annual salary range: $100,000 - $120,000
