Overview:

Maintain a high level of quality and efficiency in all aspects of the maintenance operation within the portfolio, including scheduling, inspections, technical assistance and other tasks to achieve market objectives for the portfolio and operational excellence.

Essential Duties & Responsibilities:
•    Manage portfolio maintenance program, including establishing standards for maintenance in the portfolio.
•    Conduct regular community inspections to identify maintenance issues, oversee building operations and     systems maintenance, coordinate preventive maintenance work, and identify and coordinate vendors for repairs, construction, and capital improvements with the Resident Manager.
•    Serve as a resource to Superintendents and property handymen on all portfolio maintenance operations, either through in-person consultation during normal business hours or via telephone after normal business hours.
•    Partner with Community Managers and Superintendents to provide support and training on all physical plant and other technical issues they may encounter.
•    Oversee and inspect all HPD, DOB, HQS, MOR, REAC inspections throughout portfolio with the Superintendent, submit all necessary paperwork to clear violations. 
•    Build positive relationships with residents, addressing concerns and implement resident retention initiatives and community engagement programs ensuring a high level of satisfaction.
•    Maintain awareness and compliance with Local Law regulations, overseeing ongoing projects to ensure adherence.
•    Provide guidance, establish objectives, and oversee scheduling for staff members to foster a productive and cohesive work environment. 
•    Communicate with residents in a timely manner to address their concerns effectively.
•    Provide guidance, establish goals and objectives, and oversee scheduling for Superintendents, fostering a positive and collaborative work environment.

Technical Skills:
•    Identify building defects, and propose suitable solutions/options, and approximation of costs
•    Supervise implementation of routine and special projects by site teams
•    Maintain and oversee a thorough preventive maintenance (PM) program to ensure that all building systems, elements and components are maintained and serviced according to industry standards and manufacturer requirements
•    Provide technical assistance on maintenance-related items
•    Be a problem solver and creative thinker and promote a positive attitude on site visits
•    Manage the quality control process to ensure client and company standards are being met.
Communication:
•    Be able to concisely describe problematic physical conditions to non-technical team members
•    Communicate professionally and respectfully with all company associates, both in writing and conversation
•    Communicate frequently with Directors
•    Collaborate with senior management to supervise construction projects, negotiate service contracts, oversee        in-house repairs, and manage capital projects, ensuring optimal outcomes and adherence to budgetary         constraints

Knowledge and Skills Required: 
•    2-5 years related experience and/or training or equivalent combination of education and experience
•    Good time management skills 
•    Strong customer service orientation
•    Strong technical skills in all aspects of apartment maintenance, building operations and maintenance, including but not limited to HVAC, Boiler operations
•    Proficiency in navigating computers and community management software, including Microsoft Office including Yardi, Maintenance IQ, Resident Apps, 
•    Must be available to work weekends (Saturdays and Sundays) as needed.

 In addition to base compensation, significant incentive pay and full benefits packages are available.
 
Annual salary range - $100,000 - $110,000
