General Manager - 5 Times Square, New York, NY 10036
New York, NY - Full Time
An Iconic Address. A New Era of Manhattan Living.
Rose Associates is seeking an accomplished General Manager to lead one of New York City’s most ambitious office-to-residential transformations. Located in a landmark 38-story Times Square tower, this high-profile redevelopment is planned to deliver up to 1,250 residences alongside approximately 37,000 square feet of retail space.
This is more than a traditional property management role. It’s a rare opportunity to help bring an extraordinary residential destination to life, shape its operational identity, and establish a hospitality-driven experience from the ground up.
Working closely with ownership and senior leadership, you’ll oversee residential operations, navigate the complexities of a mixed-use environment, and build a high-performing team focused on exceptional service and financial performance.
The Opportunity
Build Something Exceptional: Lead residential operations through a major conversion and lease-up, establishing service standards, operational infrastructure, and a distinctive resident experience.
Own Performance: Direct budgeting, forecasting, financial reporting, vendor relationships, and operational initiatives that maximize asset value.
Lead the Team: Recruit, develop, and oversee property leadership, building personnel, and leasing operations, including labor relations in unionized environments.
Navigate Complexity: Partner with ownership, commercial and retail stakeholders, and internal teams to coordinate building operations, capital projects, maintenance, and regulatory compliance.
Elevate the Experience: Create a hospitality-driven culture that strengthens resident satisfaction, engagement, and retention.
Who We’re Looking For
An experienced NYC real estate leader who combines operational expertise, financial acumen, and a genuine passion for hospitality.
15+ years of multifamily property management experience, including senior leadership responsibilities.
Proven experience with luxury residential properties, lease-ups, new construction, or major repositioning projects.
Strong understanding of NYC building operations, building systems, regulatory requirements, and union labor relations.
Experience managing complex assets, ideally with commercial or retail components.
Demonstrated success building teams, managing budgets, and delivering exceptional resident experiences.
Bachelor’s degree in a related field or equivalent experience.
Proficiency in Microsoft Office and property management platforms, including Yardi, On-Site, and iLuvLeasing.
Valid New York State real estate license or ability to obtain one within 120 days of employment. Active license holders must register their license with Rose Associates upon hire.
Authorization to work in the United States.
